Replace rotten Dauphine-side structural member at second floor with new pressure treated wood joist to match existing depth, either 2x10 or 2x12. No change to exterior appearance permitted.
Replace 5/4x4 wood T&G floorboards as needed at first and second floors. Prime and paint to match existing.
Repair turned wood balusters, replacing only as needed to match existing in all aspects. Fabricate new spindles to replace those missing on Dauphine side of second floor. Repair and resecure handrail, mid rail, and beaded bottom rail.
Repair second floor wood newel posts as needed. Replace in kind only if absolutely necessary.
Replace portions of damaged fascia. Repair moulding and scalloped wood trim to match existing. Replace in kind only if absolutely necessary.
